Invitation to a meeting on the future of 61 Widley Road

UKKA Real Estate are exploring opportunities for the future regeneration of the vacant garages at 61 Widley Road.  As a valued neighbour and local resident, we would like to invite you to an introductory meeting with the project team to discuss your priorities for the future of the site. You can find out more about our initial vision at our drop-in session and online community meeting, the details for which are below.

The existing building is in poor condition with the render on the facade peeling, and with the metal gates and roller shutters rusting, the building provides an unsightly frontage to Widley Road. The internal space is vacant and due to the time it has sat dormant the roof has started leaking.

Our proposals aim to create new high-quality homes, on a brownfield site, to support Westminster’s demand for housing. The building will be designed to respect the iconic streetscape of Maida Vale and with sustainability at its core. At this stage, we are looking to present our initial vision to our immediate neighbours, gather their feedback and  ensure that we will develop proposals that will be in line with the site’s context.

The Site

The existing vacant, low-quality garage building

The existing garages have been vacant for many years, and due to this have fallen into a state of disrepair, including a leak in the roof and damaged facade.

The site is located in the Maida Vale Conservation Area. The existing building is at the Western end of Widley Road and in very close proximity to Essendine Road. The area is comprised predominantly of residential mansion blocks and the low existing building at 61 Widley road is not in keeping with the established roof line. There was a previous application at this site, in which a number of local concerns were raised. This new proposal is aspiring to make significant improvements to the scheme, responding to the concerns of residents.

The Grade II listed Essendine Primary School is in very close proximity to the site and careful design development will ensure the new proposal is sympathetic to its neighbours.

Respecting the local streetscape

The proposals will be sensitive to the surrounding area and will remain in keeping with the streetscape of Widley Road. We are reducing the footprint of the existing building, and stepping in the building at the rear.

There is an established design of redbrick mansion houses, with a consistent roofline, which we have echoed in our design to create a seamless transition.

New homes in line with local demand

The proposals will provide 21 high-quality new homes for Westminster. The proposals will include a contribution to the affordable housing need in the area. A mix of one, two and three bedrooms will be provided to account for the demand in the area.

Sustainable Vision

We are maximising the retained walls and building material. Material of sufficient quality will be retained, or recycled to minimise lost carbon. We have thoroughly investigated a number of options regarding retrofit. There are three trees in close proximity to the site boundary which will be protected through the development.

Responding to local feedback

In comparison with the previous planning application the size of the proposals has been significantly reduced, increasing the distance away from residential properties and removing the basement accommodation. The rhythm of the front façade has also been modified to be in keeping with the streetscape.
