Invitation to public consultation events on the future of 61 Widley Road

Thank you for visiting our consultation website. UKKA Real Estate is bringing forward proposals for the regeneration of the vacant garages at 61 Widley Road.
The existing building is in poor condition, with peeling render on the façade, rusting metal gates and roller shutters, and a leaking roof due to long-term vacancy. As it currently stands, the site presents an unsightly frontage to Widley Road and offers little benefit to the local area.
Our proposals aim to deliver new, high-quality homes on this underused brownfield site to help meet Westminster’s growing housing need. The new building will be designed to respect the iconic streetscape of Maida Vale and prioritise sustainability at its core.
Following the initial engagement held last year, we have been refining our proposals in light of the feedback received, as well as ongoing pre-application discussions with Westminster City Council.
We are now pleased to share our more developed proposals as part of this round of public consultation, ahead of submitting a planning application.

The Site

The existing vacant, low-quality garage building

The existing garages have been vacant for many years, and due to this have fallen into a state of disrepair, including a leak in the roof and damaged facade.

The site is located in the Maida Vale Conservation Area. The existing building is at the Western end of Widley Road and in very close proximity to Essendine Road. The area is comprised predominantly of residential mansion blocks and the low existing building at 61 Widley road is not in keeping with the established roof line. There was a previous application at this site, in which a number of local concerns were raised. This new proposal is aspiring to make significant improvements to the scheme, responding to the concerns of residents.

The Grade II listed Essendine Primary School is in very close proximity to the site and careful design development will ensure the new proposal is sympathetic to its neighbours.
